The real estate market is slowly but steadily recovering, in Italy as in the rest of Europe and the United States.
However, we will have to wait a while before returning to the levels of a few years ago, before the 2007 housing bubble caused its well-known consequences for the global economy.
In recent years, though, the world of selling and promoting every kind of asset has changed like never before, so much so that we are living through a true revolution in communication and promotion.
Social networks have influenced the ways of communicating, reaching customers and the ideal target, and promoting every asset; the real estate sector is not only no exception but a keystone, an example and guide for all other areas of the economy.
We know that on social media, aerial photography is a winning promotional tool because it can attract and hold attention (over 17% more impactful than non-aerial videos and photos) and convey emotions, which are fundamental in this new way of communicating.
Now we will give you a few small tips on how to use aerial photography equipment (drones and telescopic poles) to best promote a property and its interior design, whether for sale, rental or tourism purposes.
Today's audience is used to high-quality images and cinematic videos: if every student has a DSLR for their travels and every new graduate has a GoPro to film their breathtaking dives into the ocean, anyone who has to sell or offer a product cannot settle for an ordinary photo, however well made.
You need maximum quality, maximum artistic harmony, maximum distinction. In short, you need to make the property and the interiors being promoted become like the set of a film or an advertising campaign, and you need the right equipment.
All the more so for the real estate sector, now that the number of properties for sale is rising again and prices are still (if only for a short while) moderate. You need to do and give more.
Aerial footage is essential for promotion that stands out. But note that aerial footage doesn't just mean shots from above.
With a drone it is possible to set a path inside the house, starting low and following the rooms before moving upward, so as to show the spaces and their design from above in a panoramic effect. This technique is especially recommended for luxury properties with fine period or high-end furnishings, which must be seen in detail but where the overall view is extremely important.
Some drones are better suited than others for this kind of work, and among them the big novelty of late 2015 – early 2016 is undoubtedly the Yuneec Q500, a drone with a distinctive design conceived specifically for video makers.
With this tool you can define a path that the drone will follow, like a faithful camera operator following what the director and storyboard have set out. The ideal is to start a path that
- starts from the front door at human eye level
- crosses the living areas at human eye level (watch the interior and exterior lights to avoid contrast and focus problems; these things will also be considered when setting the drone's path)
- crosses the sleeping areas and the bathroom(s) at human height
- returns to the living area and raises the view up to the ceiling, giving an exciting overall image that 'flies' from the inside to the outside.

Preview photos for the video and photographic images to accompany it must not be missing.
In truth, as everyone knows, photos are essential regardless of whether a video is being produced.
These need to be as warm as possible.
The home being promoted must show 'traces' of life; it should give the idea that the place is not only beautiful but also welcomes everyday moments.
Be careful not to confuse life with clutter, though!
So yes to desks with notes, no to objects scattered at random. Even the images of these 'traces' must be carefully planned by a 'director of photography'.
From above, life is easier to see, because it is as if the observer's eye were external and 'spying' on how people live in a given space.
In the photos you publish to promote the property, it is therefore important to alternate detail shots with skilful focus and discreet panoramic aerial photos.
It is incredible how useful a telescopic pole is for anyone who needs to promote a home for any purpose, especially if its interior design is refined.
Whoever chooses where to stay on holiday, whoever is looking for a place to rent, and even more so whoever is taking an important step like buying a property, certainly does not think only about the walls and what they enclose.
The 'setting' and the location of the home contribute to the choice more than the price!
If you want to attract visits to your property on the market, it is important that the surrounding environment also looks appealing. It may not be the centre of Paris or a green residential neighbourhood, but if it is well photographed and well filmed it can help you enormously towards success!
With your photos you need to:
In this phase you must use all your imagination and creative flair; if there is a flaw, you must turn it into a 'picturesque feature'. Both a drone and a telescopic pole can be invaluable in these phases.
Let's conclude by quickly returning to the importance of cinematic impact and giving you a small tip.
Instead of the usual video with the usual photos, create a home-trailer: a video of the house with a soundtrack, editing and pacing typical of a movie trailer.
It should last three minutes (even a little less if possible) and alternate soft music with adrenaline-pumping music. Alternate detail shots with aerial panoramas to vary the viewer's feelings and keep everything from becoming monotonous. With this little trick you can set your video apart from those of all your competitors.
